Tampa Signal has officially hired a ghostwriter.

His name is Gary.

Gary has lived in a Florida house since 1998, despite never appearing on the deed, the HOA roster or a single seller’s disclosure.

Frankly, he finds that insulting.

Gary works primarily after midnight. He turns on the faucet at exactly 2:13 a.m., hates the new backsplash, pays no HOA fees and denies everything.

More importantly, he has joined Tampa Signal to help make some of the less exciting—but extremely important—parts of Florida real estate a little more entertaining.

Gary’s first investigation

In Florida, certain unusual or uncomfortable facts about a property may not automatically have to be disclosed to a buyer.

That includes more than most people realize.

Florida sellers generally must disclose known facts that materially affect a property’s value when those facts are not readily observable and are not already known to the buyer.

Other information may require buyers to ask questions, review public records and conduct their own investigation before their contractual deadlines expire.
