The neighborhood feels peaceful.
They get pre-approved.
Negotiate a great deal.
The inspection goes well.
Everything is falling into place.
Then the insurance quote arrives.
Or they discover flood insurance is required.
Or Tuesday morning turns their “15-minute commute” into 50 minutes of stop-and-go traffic.
Suddenly the house they loved doesn’t feel like the right home anymore.
Not because anything changed.
Because they finally learned the rest of the story.
The Listing Only Tells You One Story
Every listing is designed to help you imagine living there.
Beautiful photos.
Golden hour lighting.
Fresh landscaping.
A sparkling pool.
A quiet street.
But a listing can’t tell you:
- What your insurance company will think.
- Whether that quiet street becomes a school drop-off shortcut every weekday.
- How the neighborhood changes during hurricane season.
- Whether flood insurance changes your monthly budget by hundreds of dollars.
Those are the questions that determine whether you’ll still love the home six months after closing.
That’s Why I Started Using the Four-Layer Storm Check™
Over time I realized I was asking the same questions on nearly every property.
Eventually I organized them into a simple framework.
Before we write an offer, I want buyers to understand four different realities—not just one.
Layer One: Flood Reality 🌊
Florida is surrounded by water.
That’s one of the reasons we love living here.
But not every waterfront view carries the same level of risk.
This layer looks beyond the listing photos.
Questions include:
- Is the home in a flood zone?
- Has the property flooded before?
- What’s the elevation?
- Is flood insurance likely to be required?
- How does the drainage look after heavy rain?
- Is this in an evacuation zone?
Flood maps are important.
But they’re only one piece of the puzzle.
Layer Two: Wind & Storm Reality 🌴
Hurricanes don’t affect every home the same way.
A home’s age, roof, construction, and upgrades all matter.
Here we’re looking at things like:
- Roof age
- Wind mitigation features
- Hurricane straps
- Impact windows
- Tree exposure
- Overall storm resilience
Sometimes two nearly identical homes can have dramatically different insurance costs simply because one has better storm protection.
Layer Three: Insurance Reality 📄
This is where many buyers are surprised.
They know the purchase price.
They know the interest rate.
They’ve estimated property taxes.
But nobody has shown them what the insurance market thinks.
This layer asks:
- What’s the estimated homeowners premium?
- Is flood insurance required?
- Are there better insurance options available?
- How does this compare to similar homes nearby?
- What’s the realistic monthly ownership cost?
Because the real monthly payment isn’t just your mortgage.
It’s:
Mortgage + Taxes + Homeowners Insurance + Flood Insurance + HOA (if applicable).
That’s the number that matters.
Layer Four: Lifestyle Reality 🚗
This may be the most overlooked layer of all.
A neighborhood has two personalities.
The Saturday version.
And the Tuesday version.
Saturday is calm.
Tuesday is real life.
This is where we ask:
- What’s the commute actually like?
- How busy are nearby roads?
- Are schools creating heavy traffic?
- What do mornings feel like?
- What does the neighborhood sound like?
- Would I still love living here every single day?
I’ve encouraged buyers to visit neighborhoods twice.
Once on the weekend.
Once during weekday rush hour.
They’re often completely different places.
Buying a Lifestyle…Not Just a House
People often ask me what my job is.
They expect me to say:
“Helping people buy homes.”
But I don’t think that’s the full answer.
My job is helping people understand the life that comes with the home.
Because once you close…
You don’t just own the kitchen.
You own the commute.
The insurance bill.
The neighborhood.
The storm preparedness.
The everyday experience.
Those things matter just as much as granite countertops.
There Is No Perfect House
Every property has tradeoffs.
Every neighborhood has strengths and weaknesses.
The goal isn’t finding perfection.
The goal is making an informed decision.
I’d much rather help someone walk away from the wrong house than help them buy one they’ll regret.
